When Florida Buyers Are Most Active | Proven Negotiator

After over 35 years as a full-time real estate broker, I’ve seen firsthand how Florida’s market rhythms play by their own rules. Unlike four-season regions that follow the school-year calendar, Florida’s unique blend of weather patterns, tourism, and the ebb and flow of seasonal residents have a much stronger influence on buyer activity. Demand typically climbs from late fall through mid-spring, with the highest activity and the most showings often happening from mid-winter into early spring—prime time for sellers seeking quicker sales. Once early summer arrives, activity tends to slow, especially when storm forecasts pick up, so sellers who can be flexible sometimes find better results by listing early or waiting for demand to return with the season. Here, the timing of school breaks, influxes of retirees, and even when buyers shop for insurance can all shape the pace of the market more than the calendar itself. While late fall to early spring generally brings the most traffic, in my experience, a properly priced and beautifully presented home can find its buyer in any season—the right timing just shifts the odds in your favor.
