US Rents Fall for 37 Straight Months | Proven Negotiator

With over 35 years as a full-time real estate broker, I’ve seen a range of market cycles, but the current rental landscape is especially noteworthy. For the 37th consecutive month, the national median asking rent has dropped, settling at $1,700 as of mid-Q3. This trend is giving renters more leverage at the negotiating table. In fact, nearly 44% of listings in 50 major US metros included concessions in mid-Q3—up from about 40% last year. Many landlords, facing higher vacancies and softer demand, are choosing between offering incentives or lowering base rent to attract tenants. According to economists, the influx of new supply and slower seasonal demand are giving renters more options and flexibility. Early Q2 saw supply levels still above pre-pandemic averages, and projections for 2026 suggest rents could dip by about 1% for the year if supply continues to outpace demand. Navigating these shifts is all about understanding negotiation opportunities and timing in today’s rental market.
