After more than 35 years working full time as a real estate broker in Florida, I’ve seen the ebb and flow of our market firsthand. Lately, we’re witnessing a notable shift: the statewide median listing price has dropped about 4% year-over-year to $410,000, and the median price per square foot has seen a similar decrease, now at $249. These numbers aren’t just isolated blips—they highlight a wider trend of pricing pressure throughout the state. The effects are showing up in closed sales, too, with transaction prices in Florida’s larger markets reflecting these lower asking levels. Condos, in particular, have faced steeper declines than single-family homes, underlining where the sharpest adjustments are happening. With more price reductions, withdrawn listings, and properties relisted at lower figures, it’s clear many sellers are having to recalibrate their expectations based on current market realities.
